What is a seasonal rental?

It's renting a home for a short term —1 to 11 months— with a specific reason: to work, study or receive medical treatment away from home. It is not the tenant's primary residence.

The difference from an ordinary rental isn't the duration — it's the reason. If the reason isn't documented, the law can treat the contract as an ordinary five-year tenancy —with the rent and conditions that implies—.

Requalification
Without a documented reason, a seasonal contract anywhere in Spain can be requalified as a 5-year tenancy. In Catalonia, there are penalties too.

Does it work in Madrid, or only in Catalonia?

The closed pilot covers Spain only in CAT, MAD, VAL and AND. A documented reason is an informative indicator, not legal advice.

Is this legal advice?

No. We are not a law firm. We prepare and archive the documentation; the templates remain pending partner-law-firm review.

Do you provide the insurance?

No. Rent-default insurance is offered through a partner brokerage. It's optional: you add it only if you want it.

What about sensitive data, like a medical report?

The "health" reason can include health data, which the GDPR (the EU data-protection regulation) protects specially. We only process it with your legal basis and the tenant's, encrypted and with restricted access. We explain this in the Privacy Policy.

When do you open?
